WHO WE ARE
We Build Consumer Inspired Homes and Communities to Make Lives Better

Brief History of PulteGroup ®
A true American success story, PulteGroup ® got its start in 1950 when 18-year-old William “Bill” Pulte, with help from his high school buddies, built a five-room bungalow near the city of Detroit, MI. In constructing his first home, Bill set the corner stone on what would grow into one of the largest and most successful homebuilding companies in this country’s history. In a world where less than one-third of new businesses ever get to celebrate their 10-year anniversary, PulteGroup’s long history of success is a testament to Bill’s vision and the passionate people who have worked to fulfill it over the years. Today, PulteGroup ® is the nation’s third largest builder with an unmatched capacity to serve homeowners as they move through all stages of their lives. Much has changed since Bill Pulte first picked up a hammer, but not the Company’s commitment to delivering a superior quality home and customer experience.

Marketing under some of the industry’s best known brands: Pulte ® , Centex ® , Del Webb ® , DiVosta ® , American West ® , and John Wieland Homes and Neighborhoods ® , we can meet the needs of first-time, move-up and active- adult homebuyers.

What should I expect at the PulteGroup ® Home Expressions Studio ?
One of the most appealing aspects of building a new construction home is having the ability to choose the features and finishes that best fit that narrative of your family’s story. While some decisions will be influenced by practicality and others will be influenced by taste, make no mistake, by the time we complete our appointment your new home will be unequivocally and uniquely… you. Here are a few things to consider before our appointment. • How long will my appointment take? Design appointments on average take 2-3 hours. It is important to come prepared and allow the full time in your schedule to review all options and make your selections. We also ask that you come prepared to make final decisions on all interior selections during your appointment time. • Do all parties on the contract need to attend? We do encourage this; however, it is not required. We request that only the decision makers be at the appointment to provide a focused environment for making decisions regarding your new home. Please note, due to limited space in the Home Expressions Studio , we can accommodate only you, the buyers, during your appointment. • May I bring my children? No, we cannot accommodate children in the Home Expressions Studio . The studio has heavy samples, and it is dangerous for children. Additionally, there are multiple buyers in the showroom choosing their selections, and we like to give everyone the opportunity to focus on their selections with minimal distractions. Unfortunately, childcare is NOT available at the Home Expressions Studio , so we ask that you make advance arrangements if needed. • What if I am running late? Please do your best to be prompt so we can give you our full attention. If you arrive more than 30 minutes late, we will need to reschedule your appointment. • Am I able to change my selections after my appointment? All selections are final after you complete your final design center appointment. • Do you offer virtual appointments? All appointments are in person with one of our design professionals so that you can have all the benefits of seeing the selections available to you in person. We will do our best to accommodate your schedule if you will be traveling from out of town. • Do I have to pay my deposit at the end of my design appointment? Can I use my credit card? A deposit in the amount of 35% of your selected design options is due at the end of your final design appointment. You may not pay with a credit card, but you can use a debit card or your bank account/routing number as you did when you paid your earnest money deposit.

CONSTRUCTION FAQs
Can my family make visits to our home during construction? Absolutely. This is your family’s process to enjoy and observing the progression of your home is one of the most rewarding parts. We do ask that you make an appointment with your Pulte Group ® Field Team 24 hours prior to visiting your home. Between work and a busy family schedule, meetings during business hours are difficult to accommodate. Is it possible to meet with my Construction Manager during evenings and weekends? W e hope with advance warning and proper planning, we’ll be able to find dates and times that work for your schedule during the workday. Our Construction Managers are staffed on-site during regular business hours to manage the build process while the work is being completed.
Is it possible to store some of my personal belongings in the garage or basement prior to our closing date?
No, we do not allow storage of any personal belongings prior to close.
I’ve signed my purchase agreement, attended my design meeting and have completed my selections. Am I able to make changes? Home construction is a linear process dependent on making deadlines. To ensure a process that works for all parties involved while keeping us committed to the schedule we’ve promised, we cannot permit changes in selections after they have been made.
Can I use my own contractor or vendor to install items or make modifications to the home prior to closing?
No, only PulteGroup ® trade partners are allowed to perform work on the home. Any modifications made by non-PulteGroup ® trade partners will be removed.
My loan disclosure shows a closing date. Is this accurate?
More than likely no. The date ranges provided by your Construction Manager and Sales Consultant will always be more accurate until an actual date is communicated.
When will I know my closing date?
Your Construction Manager and Sales Consultant will keep you well informed throughout the construction process. The actual closing date will be communicated approximately 30 days prior to closing.

CLOSING ON YOUR NEW HOME
3 4
Congratulations, it’s almost time to move into your new home!
APPROACHING THE FINISH LINE As your closing your closing date approaches, t he confirmation of your closing from PGP Title will include a Save the Date Letter, FAQ’s, and Closing Day Reminders. Please read the documentation in its entirety. PGP Title will keep you informed of major milestones as we near your closing date! You are not required to use PGP Title and you may use another title company of your choosing. See your S ales C onsultant for details. SUMMARY OF THE TITLE AND CLOSING PROCESS Your closing process will be handled by PGP Title and will typically take 60-90 minutes to complete (closings utilizing Docu S ign will take 30 minutes or less) . PGP Title begins to prepare for your closing as soon as you sign the purchase agreement for your new home! If you are purchasing title insurance, a title search will be undertaken to review legal transfer of ownership and outstanding encumbrances on the property. Upon completion of the title search, a title commitment will be issued to notify you of insurance requirements for the proper transfer of ownership and the terms of title insurance offered. PGP Title will then partner with your lender and Pult eGroup ® to prepare all required documentation to be signed at closing. We will also partner with your lender and Pulte Group ® to finalize the final figures due at closing and will disclose the final figure to you along with directions for remittance prior to closing. Upon your closing day, we will explain documents, answer any non-legal questions you may have, ensure proper signatures by all parties, complete the recording process with the County Office and disburse funds to all parties. After recording, your Owner’s Policy will be issued to insure the purchase of your new home. Once all title and purchase documents have been signed, reviewed for approval by applicable parties and funds have been remitted, you will be provided with a Key Release which you can take to the sales office to obtain your keys. - PLEASE NOTE - Although we understand the excitement of the day and the coordination of moving activities, Pulte Group ® and PGP Title ™ are unable to grant access to the home or garage prior to keys being released. Please keep this in mind when scheduling movers, setting up deliveries and/or setting up utility installations (e.g. cable or security systems).
PGP TITLE IS HONORED TO PARTNER WITH YOU DURING THIS EXCITING TIME IN THE NEXT STEP OF YOUR LIFE!
3 5
WHAT TO BRING ON YOUR CLOSING DAY
1. PHOTO IDENTIFICATION Your signature will be notarized on various loan and title documents, so bring your valid state or federal issued photo identification, such as a driver’s license or passport, to the closing — even if your purchase is to be made solely with your own cash. 2. FUNDS PGP Title will calculate the amount of money you need to bring to the closing and also provide direction on the methods for remittance based off of the amount due. You may want to include a small overage as a cushion to cover any unanticipated closing costs or small fluctuations.
Please reach out with any questions or concerns and we will be happy to provide guidance. Our goal is a pleasant, smooth and efficient closing for you!
