EASY OFFER FAQS

Q. WHAT IS THE EASY OFFER PROCESS?

A. This is a process in which Pulte posts a selection of homesites (i.e., residential lots) for sale online, and prospective purchasers who have expressed an interest in purchasing homes on those homesites have a fair and equal opportunity to submit an offer on one or more of those homesites, regardless of when a prospective purchaser may have first visited our community. The Easy Offer Process online site for a particular set of homesites will be set up with the lowest acceptable pricing for each homesite and available home plan (“opportunities”). The offer period will be the period of time indicated in the Easy Offer instructions (which will be emailed to interested buyers) and within the Easy Offer site. During that time, customers may submit offers on up to three of those opportunities. After the offer period closes, Pulte will assess each offer and accept the highest and best offer per opportunity as determined by Pulte in its sole discretion. All parties will be contacted regarding the outcome and next steps, whether your offer was accepted or not.

Q. WHY THE EASY OFFER PROCESS?

A. We are experiencing heightened levels of interest in the purchase of our homes. To provide a fair process that will allow interested buyers the opportunity to purchase available homes, we have decided to implement the “Easy Offer Process” for certain homesites within this community. We believe the Easy Offer Process is a fair way to ensure that interested buyers have an equal opportunity to purchase a home. Similar to the resale home market, potential buyers will have the opportunity to submit their best offer, thus having control over the strength of their offer. Q. HOWWILL I KNOWWHICH HOMESITES ARE BEING RELEASED FOR PURCHASE USING EASY OFFER? A. If you have requested to be included on our Easy Offer list for this community, you will receive an email 1-2 days prior to the opening of the offer period with information regarding which homesites are being released for sale via the Easy Offer process.

Q. HOW DO I SUBMIT MY OFFER?

A. To submit your Easy Offer, follow the instructions emailed to you, which will include visiting the Easy Offer site and following the 4-Step Process below: Step 1: Provide your contact information. Step 2: Complete your offer on up to 3 homesites. Step 3: Receive your confirmation statement and print or save it for your records. Step 4: Once the Easy Offer offering period has closed, Pulte will review all submitted offers. Pulte will then accept the offer Pulte determines to be the best offer for each homesite. If your offer is accepted, a Sales Consultant will send you an email indicating that your offer was accepted and request that you contact Pulte to schedule an appointment to execute a Home Purchase Agreement. If your offer was not accepted, a Sales Consultant will contact you to discuss future opportunities and homesite releases.

Q. MAY I SUBMIT AN OFFER ON MULTIPLE OPPORTUNITIES? A. Yes, you will have the opportunity to submit an offer up to 3 homesites.

Q. WHO WILL SEE MY OFFER? A. Only members of Pulte’s management will review the submitted offers. Other prospective buyers will not see your offer, nor will your Sales Consultant. Your Sales Consultant will not have information about other buyers’ offers, so they will be unable to share that information with you.

Q. WHAT IS THE DEADLINE FOR SUBMITTING MY EASY OFFER?

A. The offer period will be included in the Easy Offer Process information sent by email. Offers may only be submitted during the offer period. We will not accept offers in any form other than those submitted electronically during the offer period through the Easy Offer Process.

Q. HOW CAN I INCREASE THE CHANCES OF MY OFFER BEING SELECTED?

A. Your offer will be compared to other submitted offers based on price and other factors determined by Pulte in its sole discretion. The stronger your offer, the more likely it is to be selected. Similar to the resale home market, when multiple offers are submitted, the offer that presents the best offer to the seller is most often selected. Q. ONCE I HAVE SUBMITTED MY OFFER, WHEN WILL I KNOW IF MY OFFER WAS SELECTED? A. If your offer was accepted, you will receive an email from Pulte within 24-48 hours after the end of the offer period. You will have 48 hours after Pulte sends you an email notifying you that your offer has been accepted in which to execute a Home Purchase Agreement. If the initial selected buyer fails to execute a Home Purchase Agreement for the particular homesite, then Pulte will email the buyer who submitted the next best offer as determined by Pulte in its sole discretion. That buyer will have 48 hours after Pulte sends them an email notifying them that their offer has been accepted in which to execute a Home Purchase Agreement. If that buyer fails to execute a Home Purchase Agreement, Pulte will then email the buyer who submitted the third best offer and so on. If the initially selected buyer or any subsequently selected buyer fails to execute a Home Purchase Agreement, Pulte reserves the right to sell that homesite in any other manner determined by Pulte in its sole discretion, including by way of seeking additional offers via a new Easy Offer Process.

Q. IS THE EASY OFFER PROCESS AVAILABLE TO INVESTORS?

A. Pulte principally builds communities and homes for individuals and families who intend to use their home as their primary residence. At this time, we are not inviting persons who intend to use their home as a secondary residence or investment property to purchase through the Easy Offer Process.

Q. WHAT CAN I EXPECT IF MY OFFER IS SELECTED? A. If your offer is accepted by Pulte, a Sales Consultant will email you to congratulate you and walk you through the process, that will need to be performed in the next 48 hours, to execute a Home Purchase Agreement (using Pulte’s form of Home Purchase Agreement) and provide the full deposit. For your convenience, we offer the ability to execute your Home Purchase Agreement and pay your deposit electronically. If you do not execute your Home Purchase Agreement and submit the required deposit within 48 hours after we email you of the acceptance of your offer, your offer will be null and void and Pulte will have the right to offer the homesite to another buyer. If the terms of your submitted Home Purchase Agreement do not match or significantly varies from the terms of your submitted Easy Offer, Pulte reserves the right to reject your offer and Home Purchase Agreement and offer the homesite to another buyer. A buyer’s execution of a Home Purchase Agreement and delivery of a deposit is only an offer by that buyer and does not create a contract or binding obligation on Pulte. A binding Home Purchase Agreement for a homesite will exist only upon the execution of same by an authorized representative of Pulte. If the buyer initially determined to have submitted the best offer does not proceed with the homesite purchase, we will call the buyer we determine to have submitted the next best offer. Therefore, you may receive a call that your offer was accepted after the initial 48 hour period.
